Are you really sure about that the total building area should be within 9600sm for a skyscraper?
If you have 20m x 20m footprint (only 5% of the site area), then you can have just a 20 story building.
If you have 30m x 30m (only 12% of the site area), then you will have just a 10 story building....
Is this right? What is the max FAR? (in this case FAR is just 1 relative to the current zoning "6")
Can you please clarify this max FAR?
